Conventional

N12 Investments can offer a variety of conventional financing programs through our lender relationships. As a broker/correspondent, we work closely with portfolio lenders, FNMA lenders, Insurance Companies and Conduit sources to provide our clients with the best available combination of interest rates, fees, prepayment and amortization period to fit their needs.

These financing programs are typically offered with a 25 year or 30 year amortization with minimum Debt-Coverage Ratios ranging from 1.15-1.35 and a maximum LTV of 80% – depending on the program, the property type and the properties’ financial standing.

N12 Investments offers adjustable rate programs that are tied to the MTA, COFI, CODI, and LIBOR indexes. We also offer fixed rate programs ranging in length of 3-5-7-10-15 and 30 years fixed. These loan programs typically come with a type of prepayment such as a step-down prepay, yield maintenance, defeasance and in some cases no prepay.

Conventional Financing programs are mostly associated with stabilized commercial properties and experienced ownership. Mezzanine

mezzanineN12 Investments provides mezzanine financing to real estate developers and builders who require additional equity to secure construction loans from banks and/or other institutional lenders. Typically our financing consists of a loan and/or guarantee to the construction lender, secured by the project but subordinated to the senior lender(s). N12 Investments finances both residential and commercial projects.

N12 Investments can also assist clients in properly using mezzanine financing in situations where their existing first mortgage has a prepayment penalty that effectively prevents refinancing and/or, where the first trust deed lender will not allow a 2nd trust deed to be attached. In this situation, a mezzanine loan can free up trapped equity allowing the client to leverage their assets and take advantage of other financial opportunities.

Alternatively, N12 Investments is able to use mezzanine financing for clients seeking higher leverage for an acquisition. We work with the lender looking to hold the 1st trust deed, on your behalf, to structure the proper balance of mezzanine financing.

Bridge

bridgeMany times, due to the current status of a property or project, or due to time constraints, a conventional lender cannot provide the necessary financing a borrower is looking for. N12 Investments can assist clients who face these situations. In these cases, a bridge loan can bridge the gap of time for the property owner to complete some task – such as improving the property, finding a new tenant and/or selling the property. Bridge loans are loans collateralized by real estate and intended to be used for a short period of time. The typical term of a bridge loan is between 6 and 24 months and typically has no prepayment penalty.

There are various methods which a lender qualifies bridge financing. N12 Investments has the experience and relationships to offer a choice of bridge loans to fit most situations.
